## Remodel or move? The Sacramento version

more room, same lot

THE QUICK ANSWER

Should I remodel or move in the Sacramento area?

Remodel if an addition or a new layout can create the space you're missing on the lot you own. Move if what you want can't exist on that lot.

- A remodel can change the layout, the finishes and the square footage.

- A remodel can't change the lot, the street or the school boundary.

- An ADU adds a separate living space without selling the main house.

- Setbacks for an addition or ADU vary by city and county.

## The short version When does remodeling make more sense than moving?

When the house is the problem and the location isn't. Here's how we'd sort it. It's our read, not a formula, so weigh it against your own situation:

Remodel if Move if

You like your neighborhood, your street and your commute, and the house is the only thing not working. What you want is tied to a different place: a school boundary, a shorter drive, a different lot.
Your lot has room for a bump-out, a second story or an ADU, and local rules allow it. Your lot is small, oddly shaped or restricted in a way no addition can fix.
You'd rather live through a remodel than sell, buy and move. You're already planning to relocate for work or family.

## A real addition What can an addition actually solve?

More than most people expect, if the lot allows it. A few ways to gain room without moving:

- a bump-out that brings space already under the roof, like a covered patio, into the house,

- a wall taken out so the kitchen opens to the living room,

- a room addition or a second story, and

- an ADU, a separate unit on the same lot.

Work like this needs a full permit, and your lot and local rules decide what's possible. The upside is getting the room you're missing on the lot you already have.

"The process was clearly outlined, our vision of what we wanted in the kitchen was well documented and Ed and his staff were extremely hard working and professional."

## A real ADU What does an ADU add to the decision?

An ADU (accessory dwelling unit) puts a second, separate living space on the lot you already own. One we built in the Sacramento area packs a lot into a small footprint:

- two bedrooms and two bathrooms,

- a kitchenette,

- a full air conditioning system, and

- 9-foot ceilings instead of the more common 8-foot.

Plan for time: an ADU goes through permit review before any building starts, so ask your building department what wait to expect. Setbacks also vary: every city and county sets its own, so the first stop is your building department.

## The honest limit What can a remodel not fix?

The lot, the neighborhood and the school boundary. A remodel can change nearly everything about the house you own, but it can't move that house to a different street, district or commute. If the real problem is the location, moving solves something a remodel never will.

## The costs What does moving cost that a remodel doesn't?

Selling one house and buying another brings costs a remodel doesn't:

- a real estate commission,

- closing costs on both ends,

- the move itself, and

- buying in a market whose timing you don't control.

A remodel has its own cost and disruption, but you're improving a home you already know, in a place you already chose. To compare fairly, get a written remodel estimate and a local real estate agent's read on your home's value before you decide on cost alone.

KEY TAKEAWAYS

## How to decide between remodeling and moving

- If the house is the only problem, a remodel can usually fix it.

- If the problem is the location, only a move fixes it.

- A bump-out or an ADU can add space on the lot you already own.

- Ask your building department about setbacks before you plan an addition.

- Compare a written remodel estimate with a local agent's read on your home's value.

QUESTIONS

## Questions people ask about remodeling or moving

**Is it cheaper to remodel or to move in the Sacramento area? +**
It depends on what you need. If an addition, a bump-out or a new layout can give you the space you're missing, remodeling avoids the costs of selling one house and buying another. If your lot can't hold what you need, moving may be the only way to get it.

**Can I add square footage to my current house instead of buying a bigger one? +**
Often, yes, with a room addition, a bump-out or an ADU, depending on your lot, setbacks and local rules. A bump-out can bring covered outdoor space into the house.

**When does it make more sense to move than to remodel? +**
When the thing you want most isn't available on your lot, such as a different school boundary, a shorter commute, or a lot size no addition can create. A remodel changes the house. It can't change the lot or the neighborhood.

**What does an ADU add to the remodel-or-move decision? +**
A separate living space for a family member or a home office, without selling and buying. One ADU we built in the Sacramento area has two bedrooms, two bathrooms and a kitchenette.

### What this page is for

It helps a Sacramento-area homeowner decide between remodeling in place and moving.

### Who we wrote it for

A homeowner who has outgrown the house and hasn't decided whether to remodel or sell. It doesn't serve someone already committed to selling, or someone who has decided to remodel and needs a contractor.

### Our lens

We're Valley Home Construction, a licensed Sacramento general contractor. We make money when a homeowner hires us, so we have a reason to favor remodeling. We say plainly where a remodel can't solve the real problem and moving is the honest answer.

### Key facts

### How we researched it

The ADU details come from owner Ed Lane's own description of the job in our recorded Aug 19, 2026 interview, not his exact words. Client names and prices are left out on purpose.

### What we couldn't verify

Ed Lane hasn't reviewed this page yet; claims that needed his confirmation were removed. The ADU's exact size and how long its permit and build took, and the details of a Roseville project from the same interviews. We couldn't confirm them, so they're gone. We also have no current, dated source for Sacramento home values or moving costs, so this page stays qualitative on cost.

### Decisions we made

- We described the ways to gain space in general terms instead of one project we couldn't confirm.
- We left out client names and what each project cost, to keep the clients private.
- We didn't build a cost calculator, since a real number needs a real estimate on a real house.

### Who wrote it

### Changes and corrections

- Oct 2, 2026: we traced every line about how we work, and every quote from Ed Lane, back to its source, and corrected the source for our founding year. We now say the ADU details are Ed Lane's description, not his exact words.
- Sep 24, 2026: Ed Lane hasn't reviewed this page yet; claims that needed his confirmation were removed. We removed the Roseville project details, the ADU's square footage, city and timeline, and now describe additions in general terms.
- Sep 24, 2026: new page layout. We fixed the Roseville project description to match the interview (a kitchen bump-out and a bathroom remodel; the old text called it a bathroom addition), dropped an unsourced 'heated' detail and two 'in our experience' claims about past customers, and stated the license and founding year separately.
